02 / Vetting

Verification protocol

Nothing reaches a shortlist on the strength of an advert. Each property is checked on site and in the registers first, and every line below carries the date it was completed.

  1. 01

    Title and ownership

Extract from the State Register of Real Property Rights, matched against the seller's identity documents.

/ Registrar file / Pending third-party claims do not appear in a standard extract.

  2. 02

    Access and approach

Driven route to the plot, road surface, gate width, and winter passability.

/ On-site visit by a local analyst / Road condition is recorded on the day and shifts after heavy rain.

  3. 03

    Utilities

Gas connection status, three-phase power, well depth, and a water sample sent for testing.

/ Operator and utility records / Tariffs and connection consents are confirmed with the operator only at signing.

  4. 04

    Structural walkthrough

Roof, foundation, damp in walls, boiler, and the heating loop.

/ On-site visit / Finishes are not opened, so defects behind plaster stay unconfirmed.

  5. 05

    Land and boundaries

Cadastral parcel number, area matched against the plan, and any neighbour claims.

/ Cadastral map / A geodesic survey is ordered separately when the boundary line is not staked.

  6. 06

    Price cross-check

Three closed sales of comparable houses within 25 km recorded over the past 12 months.

/ Local analyst desk review / Asking prices above the corridor are flagged, not hidden.

03 / Ledger and inspection

Three rows from a recent Kyiv and Lviv brief. Each property carries the inspection date, the source it came from, the reason it matched, and the caveat found on site.

05 / Comparison

Cottage or country house: what the ledger shows

Both formats appear in our shortlists. The difference is rarely the building. It is land, documents, and how much upkeep you want to inherit.

Six criteria, drawn from inspection notes on properties in Kyiv, Lviv, and Odesa oblasts, 2024 to 2025.
CriterionCottageCountry house
MaintenanceMonthly upkeep close to 2% of value. Smaller roof, facade, and heating footprint.Boiler, well pump, and outbuildings each need their own service year.

PrivacyNeighbours visible from the terrace. Entrance road and gates are shared.Boundary hedges, longer sightlines, no shared gates or shared wells.
PriceLower price per square metre. Utilities often already connected.Higher base price; land carries roughly a third of the total value.
UtilitiesGrid gas and water typical, with connection papers already in place.Often well, septic tank, and generator. Check each connection date.
DocumentsCommunity charter and shared-land agreement need verification.Land deed, building passport, and target-purpose match to confirm.

Four steps from a written brief to the keys in your hand

This is a curated selection, not a listing portal. You receive a shortlist of 5 to 10 country houses and cottages, and every one of them arrives with an inspection note carrying a date, a source and its own caveats.

  1. 01

    Brief

You set the region, property type, budget and must-haves. We restate them in writing the same day so nothing is assumed, whether you are looking near Kyiv, Lviv, Odesa or in the Carpathians.

    Day 1

  2. 02

    Shortlist

Our analysts return 5 to 10 properties. Each row carries an LLM match note explaining why it fits your brief, plus the price and the last known status.

    Days 3-7

  3. 03

    Inspection

A local analyst visits the ones you keep. The note records the date, the source of each claim, structural and utility findings, and anything we could not confirm.

    By arrangement

  4. 04

    Handover

Documents, utilities and access are checked against the checklist before signing. You leave with the file: brief, shortlist, inspection notes and open caveats.
